The Portfolio (Asset) Manager is a key associate at Hope Network whose primary responsibilities include: Manage Housing Asset Portfolio per requirements outlined by the CFO. This includes, but is not limited to, serving as the main contact for the outsourced management company KMG Prestige. This position is accountable for financial results of the properties. This position is responsible for the capital investments, improvements, and management of the portfolio assets.

Executive Summary

  1. Oversight of outsourced operations and accounting
  2. Help develop housing strategy and manage execution of the strategy
  3. Coordinate with Treasury manager on financing matters
  4. Coordinate with Hope administrative service lines on accounting, budgeting, audits, financial compliance, etc
  5. Coordinate Housing operations with consumer needs of individuals served by other  Service Lines


Procedural Details

  1. Evaluate new projects and make recommendations to the CFO.
  2. Acquire and develop additional assets as approved by the CFO.
  3. Develop and maintain relationships with HUD and MSHDA representatives.
  4. Develop and maintain an understanding of HUD and MSHDA policies and procedures in order to successfully navigate and monitor the development process.
  5. Work with Treasury Management to develop refinance strategies for all assets.
  6. Act as an owner representative relative to those dealing with Housing properties, coordinating with Treasury, legal, accounting, etc where required.
  7. Review, approve and present annual operating budget to Sr Management at Hope.
  8. Coordinate with the other service lines at Hope to maximize serving consumers on a coordinated basis.
  9. Oversee construction and renovation of all new projects, including coordinating construction and deliver schedules.
  10. Evaluate potential build out of existing properties. Maximize land use.
  11. Create and implement long term capital needs plan.
  12. Create operating and replacement reserve strategies.
  13. Establish energy efficiency goals and practices.
  14. Create a company and property specific branding strategy.
  15. Maintain/update any Hope Policies that apply to Housing.
  16. Pursue housing for identified projects, i.e. Vets.
  17. Manage portfolio committee and Housing Review Board.
  18. Manage all intercompany charges, loans etc between Hope and Housing.
  19. Make sure Pilots are in place to avoid real estate tax.
  20. Set annual goals.
  21. Monitor timely renewal of key contracts.
  22. Review MonthlyMarketing Reports.
  23. Review marketing plans.
  24. Periodic site inspections.
  25. Review preparation and planning for REAC inspections.
  26. Hold regular meetings with Regional Property Manager and/or Regional Marketing Manager.
  27. Supervise the operations of the development company.
  28. Monitor collections and evictions.
  29. Represent Housing at Internal Meetings (TOPS, Meeting of the Many, etc.).
  30. Advance the Mission of Hope.
  31. Review detailed monthly reports from KMG – coordinate challenges with KMG.
  32. Hold KMG accountable to metrics as outlined by the Portfolio Committee.
  33. Authorize payment of expenses and prioritize when cash is short.
  34. Update Adaptive forecasts.
  35. Review capital needs of each asset and availability of cash.
  36. Work with Portfolio committee to look at adequacy of portfolio.
  37. Reduce intercompany debt with Hope through sale of assets, fees on refinancing, and restructurings, etc.
  38. Review compliance with HUD/MSHDA.


   Educational / Talent Requirements:

  1. Bachelor’s degree in Accounting, Finance, Business, or other similar degree. Equivalent experience considered.
  2. 5 plus years of housing, property management preferred.
  3. Solid quantitative / financial analysis skills required.
  4. Ability to understand GAAP compliant financial statements.
  5. Excellent Excel skills, familiarity with GL systems, and ability to quickly learn Hope Network’s Enterprise Performance Management system – Adaptive. General systems savvy with quick system navigation skills.
  6. Solid reasoning skills, including the ability to define problems, collect data, establish facts and draw valid conclusions.
  7. Strong written and verbal communication skills to meet position requirements.
  8. Detailed and organized, excellent time management skills with an ability to handle multiple projects simultaneously.
  9. Positive, innovative, authentic, energetic; collaborative work style.
  10. Strict adherence to confidentiality and ethical standards.


   Work Experience Requirements:

  1. 5 year work experience in project management / leadership roles in business demonstrating the ability to deliver targeted results.Experience with computer software programs including forecasting and GL software, spreadsheets, and word processing programs.
  2. Ability to take initiative, think or work independently with limited supervision once goals set, exercise good judgement, prioritize and produce results.
  3. Well-developed interpersonal skills with the demonstrated ability to interact with employees of all levels; actively support the mission of the corporation to various audiences.
  4. Convey system and other information simply.
  5. Knowledge of organizational policy and procedures.
